Terms and Conditions

“Freya Resorts”, “Vista Management” or “we” means Vista Management, a property management company, EIC. 200450896.

By making a reservation with Freya Resorts you agree that the contract between you and Freya Resorts in respect of the rental of the apartment shall be solely on the terms of the reservation form and the terms and conditions below.

Bookings & Payment
All rates quoted are per apartment per night and include all utility charges, including resort fee, water and electricity (except for long-term accommodation). To confirm a reservation 30% deposit is required. The remaining balance is due as per each hotel special conditions, unless otherwise agreed in writing.

We accept the following methods of payment:
Credit/Debit card: Visa and Mastercard (Payments are subject to a 2.5% surcharge for payment processing).
Bank transfer: Please ask your bank to show your name as the transfer reference.
In our office in Sofia.

Balance payment is accepted also on site for the holiday resorts.

Freya Resorts will confirm your booking and the total cost of the property rental, by e-mailing you.

Cancellations/No Show
Vista Management must be notified in writing of any cancellation of reservation. Please, see apartments’ special conditions in their detailed description. We reserve the right to cancel any reservation should payment not reach us on time.

Alternation and Amendments by the guest
If, after our confirmation has been issued, you wish to change any of these arrangements, we will do our utmost to make the changes, provided that notification is received in writing at our offices. For each alteration asked on site by the guests, amendment fees would be applied to cover our administration costs.

Arrivals & Departures
Arrivals are from 2 pm to 6 pm and departures by 12 am. All keys should be returned to the office by check out time. Extended departure until midday, or by day is available at an additional cost and subject to availability.

Apartment Furnishing
All properties are equipped and furnished to the Owner’s preference and are set up for light housekeeping.  Mattress pads, pillows, blanket, bedspreads, linen and towels are provided.  Guests agree to leave apartment in about the same condition as found. Rearranging of furniture is not permitted.

Cleaning & Laundry
When light cleaning is provided and cleaners are turned away for any reason, then the cleaning for that day will be re-scheduled for the next day.

Apartment Rules
Guests acknowledge that they will personally occupy the property for the entire stay and will not sublet any portion of the property.  The number of Guests shall not exceed the number of maximum number of Guests per apartment.  If more people are found to occupy premises, you agree to pay for the additional people.  You agree that the premises shall not be used for any illegal or unlawful purpose.  Occupancy and use of the premises and common areas in such a fashion that disturbs or offends other guests or residents shall be deemed grounds for termination.
Pets are not permitted in any of the rental properties.

Security Deposit
You are liable for any damage or breakages caused by you or your guests to the apartment and/or the common areas of the building that the apartment is situated in. A 50 EUR security deposit will be taken upon your arrival and refunded upon departure to cover any phone calls, extras, damage and/or breakages and you agree that Vista Management is authorised to use this security deposit to cover such costs. An inventory is provided upon arrival of furniture and home entertainment equipment within the apartment. Any damage found upon arrival must be noted on the inventory and with our representative by the end of the day. Appliance Malfunctions or service requests for air conditioning, televisions, shower, appliances etc. will be responded to as quickly as possible.  No rebates or refunds shall be issued to Guests for any reason as every good faith effort is made to insure the property is maintained to highest standards.

Warranties & Liability
Vista Management warrants that it will provide the services pursuant to its contract with you using reasonable care and skill. All other warranties are expressly excluded to the fullest extent permitted by law. Vista Management is not responsible in any way for loss of or damage to any of your personal belongings. We are not liable for the acts or defaults caused by third parties or for events outside its reasonable control. The entire liability of Vista Management under or in connection with its contract with you shall not exceed the rental charge. We accept no liability for intermittent failures of public supplies or utilities over which we have no control, nor of sewage systems, plumbing or mechanical equipment in accommodation but shall use our best endeavours to arrange prompt repairs. Nothing in the terms shall affect a guest’s statutory rights. Although we have endeavoured to ensure all information on this website and in our publications is correct at the time of publication, we do not warrant the accuracy, adequacy or completeness of the information. Vista Management reserves the right to alter, substitute or withdraw any service, facility, amenity or the content of its website or any publication at any time, without notice if necessary, and without any liability to you.
